5 Questions Prospective Buyers Should Ask at An Open House

If you are looking for a home, there are a number of considerations you must make when it comes to finding the home of your dreams. The truth is that the home of your dreams could actually be the home of your nightmares if you don’t ask a few crucial questions. Some of these questions are basic, but some may be questions that homebuyers don’t even think about. Also, if you are a real estate agent selling a property, it is important to be prepared to answer these questions, because if you don’t, you could risk losing buyers. Here are five questions prospective buyers should ask at an open house.

  1. Why are you selling the home? This is a critical question to ask – mainly because it is so direct. Also, you’ll get more of an honest answer. If the answer is not the one you are looking for, like the neighborhood is changing or there is an impending threat of floods or some other natural disaster, you can look for a home elsewhere.   2. How long has the home been on the market with the listed price? The truth is that the longer a home sits on the market, the lower the price will go. Basically, after six or more months, the price could be significantly lower, which can be a huge boon for homebuyers. By asking this question, you can put yourself in the position of feeling more comfortable about offering an even lower price. In this instance, you will have much less competition and the likelihood will be higher that the seller will accept your offer.
  3. How many other people are interested? In so many words, you are asking what the competition for the house is like. If you are on a budget, you probably don’t want to wind up in a bidding war, because if you keep going higher and find yourself the winner, you must back it up and actually purchase the home. If you don’t want to find yourself living beyond your means, you must only add an offer if you can afford it. If the competition is high, than you might have less of a chance, but you just never know.
  4. How can I get my hands on this home? This is a big question and it basically means that you want to purchase the home. In other words, you are basically saying, “I’ll take it.” By asking the real estate agent what it will take to purchase the home, you will basically get the knowledge you need to put in an offer and hopefully draw up the papers.
  5. Home much do other homes in the area cost? This is an important question, because you want to know if you are paying more or less than other houses in the area. If you are paying less, it could be a good buy. If you are paying more, the real estate agent may have some explaining to do. When it comes to purchasing a home, you want to pay market rate or, preferably, a little lower than market rate.
